For commercial GCs doing $1M to $20M

Your next job shouldn’t depend
on the next bid list.

We book walkthroughs with the property managers, building owners and tenant reps who hand out commercial work, so the pipeline keeps moving while the current job finishes.

The cost of waiting

Every month you stay bid dependent has a price tag.

You have already left behind

$0

in gross profit, while the bid list decided your year for you.

Contract value that never got signed$0
Three year compounded cost of the same delay$0
Estimating time you burn every year on bids you do not win$0

Held back to what a company your size could realistically absorb, which is about 40% of current monthly revenue in new work.

A burdened estimator costs roughly $550 per bid and the average commercial win rate is about 25%, so three out of every four bid packages you assemble are pure cost. That is a sales department you are already paying for, pointed at the one channel that sets your price for you.

That is $0 for every day you keep waiting.

Gross margin default 20% (commercial GC band 15% to 25%). Revenue at risk is annual revenue multiplied by your pipeline gap months. Three year figure compounds at 10% annual growth. Estimates for illustration, not a projection of your results.

Why the phone is quiet

It is not the work. It is where the work comes from.

001 · LUMPY

The bid list decides your year

Four to six bids to win one job on hard bid work, at roughly $550 of burdened estimating time per bid. You are running a sales department that only knows one channel, and that channel sets your price for you.

002 · THE GAP

Three months of project, five months of sales cycle

A tenant improvement runs 8 to 16 weeks. The commercial sales cycle runs 147 days. When the job ends, the next signed contract is still months out, and the crews and the overhead do not pause while you wait.

003 · CEILING

Referrals are real, and they are capped

72% of construction firms get 30% or more of revenue from repeat clients. That is a strength until it is the only channel you have, because it grows exactly as fast as your past clients grow and no faster.

004 · SILENT

Nobody in the company is doing sales

Construction spends 3.4% of revenue on marketing, the lowest of any tracked sector. The firms that actually hold a pipeline spend 5% to 10%. The gap is not talent, it is that no one owns the outbound.

The story

I am not a marketer. I am an outreach engineer.

For the last two years I have built one thing: systems that get a specific person to answer a specific message. I built it first for my own career, because I had to. I have been hired across four continents and four industries, and every single one of those jobs came from reaching the decision maker directly instead of waiting in a queue with everyone else.

Then I pointed the same machine at commercial trades, because the problem turned out to be identical. A commercial general contractor sitting on a bid list is doing exactly what a candidate on a job board is doing: waiting for a stranger to pick them out of a pile, competing only on price, with no way to start the conversation first.

The buildings you want are already owned by someone. They are not looking for you. They are reachable. That is the entire difference.

So Landed does the unglamorous half. We find the property managers, building owners and tenant reps in your radius, work out which buildings each one controls, write to them one at a time, and keep at it until there is a date on your calendar. You do the part you are actually good at, which is standing in front of someone and winning the work.

The mechanism

The LAND Method

Four steps. Run for you, not handed to you as homework.

L

Locate

We map the property managers, building owners, tenant reps and brokers inside your service radius, and the buildings each one actually controls.

A

Activate

Every one of them gets a message written for their portfolio and their building, not a blast. Hundreds a week, each one specific.

N

Network

Replies turn into real conversations with the person who signs the contract, not a gatekeeper and not a plan room.

D

Deliver

A confirmed walkthrough or call on your calendar, with a short brief on the building, the buyer and why they answered. You show up and sell.

The alternatives

You have three options. Two of them you have already tried.

Nobody wins commercial work by being the cheapest name on a list. They win it by being the one person who was already in the room. That is the only thing we build.

Questions

The honest answers.

Booked conversations with the people who award commercial work in your service area. Property managers, building owners, tenant reps and the brokers who steer them. Each one lands on your calendar with a short brief on the building and the buyer.

A plan room shows you a project after the scope is set and the field is open, which is exactly the moment your margin gets decided by whoever bids lowest. We reach the owner before there is a bid package, when the conversation is still about who they trust rather than who is cheapest.

The filter is the building, not the person. We target owners and managers of properties that match the work you actually want, in the radius you actually cover. If a conversation should not have been booked, tell us and we adjust the targeting that week.

You get a text, usually the same day. We ask two or three questions about your market and the work you want more of, then send you the first buildings we would go after. If it is not a fit we will tell you and that is the end of it.

Stop waiting
