For remodel and TI contractors doing $1M to $20M

One homeowner at a time
is a treadmill.

We book walkthroughs with the property managers, multifamily owners and tenant reps who buy renovation work on a schedule instead of once a decade.

The cost of waiting

Every month of one off work has a price tag.

You have already left behind

$0

in gross profit, while the pipeline started over after every single job.

Contract value that never got signed$0
Three year compounded cost of the same delay$0
Estimating time you burn every year on bids you do not win$0

Held back to what a company your size could realistically absorb, which is about 40% of current monthly revenue in new work.

A burdened estimator costs roughly $550 per bid and the average commercial win rate is about 25%, so three out of every four packages you put together are pure cost. Work you reach before the bid package exists never goes through that filter at all.

That is $0 for every day you keep waiting.

Gross margin default 20% (commercial remodel and GC band 15% to 25%). Revenue at risk is annual revenue multiplied by your pipeline gap months. Three year figure compounds at 10% annual growth. Estimates for illustration, not a projection of your results.

Why the phone is quiet

It is not the work. It is where the work comes from.

001 · ONE OFF

Your best customer will never buy again

A homeowner renovates once a decade. A property manager with nine buildings renovates continuously, a multifamily owner turns units every month, and a tenant rep has a new build out every quarter. Same trade, completely different math.

002 · THE GAP

Three months of project, five months of sales cycle

The job runs 8 to 16 weeks. The commercial sales cycle runs 147 days. That gap repeats after every project, and the crews and the overhead do not pause while you wait for the next signature.

003 · BID SOUP

Three quotes and a race to the bottom

Work you reach through a listing or a lead form arrives with the scope already set and the field already open, which means the only lever left is price. Work you reach before the package exists is a conversation about trust.

004 · SILENT

Nobody in the company is doing sales

Construction spends 3.4% of revenue on marketing, the lowest of any tracked sector. The firms that actually hold a pipeline spend 5% to 10%. The gap is not talent, it is that no one owns the outbound.

The story

I am not a marketer. I am an outreach engineer.

For the last two years I have built one thing: systems that get a specific person to answer a specific message. I built it first for my own career, because I had to. I have been hired across four continents and four industries, and every single one of those jobs came from reaching the decision maker directly instead of waiting in a queue with everyone else.

Then I pointed the same machine at commercial trades, because the problem turned out to be identical. A remodeling contractor sitting on a bid list is doing exactly what a candidate on a job board is doing: waiting for a stranger to pick them out of a pile, competing only on price, with no way to start the conversation first.

The buildings you want are already owned by someone. They are not looking for you. They are reachable. That is the entire difference.

So Landed does the unglamorous half. We find the property managers, multifamily owners and tenant reps in your radius, work out which properties each one controls, write to them one at a time, and keep at it until there is a date on your calendar. You do the part you are actually good at, which is standing in front of someone and winning the work.

The mechanism

The LAND Method

Four steps. Run for you, not handed to you as homework.

L

Locate

We map the property managers, multifamily owners, landlords and tenant reps inside your service radius, and the properties each one actually controls.

A

Activate

Every one of them gets a message written for their property and their turn schedule, not a blast. Hundreds a week, each one specific.

N

Network

Replies turn into real conversations with the person who approves the budget, not a form and not a third quote.

D

Deliver

A confirmed walkthrough on your calendar, with a short brief on the property, the buyer and why they answered. You show up and sell.

The alternatives

You have three options. Two of them you have already tried.

Nobody wins commercial work by being the cheapest name on a list. They win it by being the one person who was already in the room. That is the only thing we build.

Questions

The honest answers.

Booked walkthroughs with buyers who renovate on a schedule. Property managers, multifamily owners, landlords and tenant reps in your service area. Each one lands on your calendar with a short brief on the property and the buyer.

It is, as long as you want repeat buyers. The same crews that do a high end kitchen do unit turns, common area renovations and build outs for people who own dozens of units. That is who we reach, because that is who buys again without you starting over.

The filter is the property, not the person. We target owners and managers of buildings that match the work you actually want, in the radius you actually cover. If a walkthrough should not have been booked, tell us and we adjust the targeting that week.

You get a text, usually the same day. We ask two or three questions about your market and the work you want more of, then send you the first properties we would go after. If it is not a fit we will tell you and that is the end of it.

Stop waiting

The buyers who renovate every year are not filling out your form.

One number. That is the whole ask.

We will text you first, so you can decide whether a call is worth your time before you spend any of it.
